Professional Home Staging & Property Assessment Services

Let's be honest, we all form impressions on first sight based on our gut reaction to what we see. In fact, we know that a prospective buyer takes just 15 seconds upon entering the home to form an impression about the home.

No one can guarantee your house will sell, but in any housing market, staged homes consistently sell faster and for more money than homes that have not been staged. Today's market is very much a buyers market and you need every advantage you can get to insure your house is on every buyers must see list.

Home staging television shows like Sell This House, Designed to Sell, Get it Sold, The Stagers and The Unsellables have taught prospective home buyers to raise their standards in terms of what to expect when they walk into a home for sale. They want to see a home with no outstanding repairs, in pristine condition and with an attractive neutral decor that allows them to imagine living in the space themselves.

At Done in a Day Design, we want to help your home stand out from the crowd and encourage prospective buyers to fall in love with your house. We'll help you to understand exactly what kind of impression your home is making and review with you what needs to be done to put your house in the best possible light to prospective buyers. If you want to take it a step further, we can actually stage the home for sale, giving your home the WOW factor that will set if apart from others on the market.

Sellers should budget between 1% and 3% of their homes selling price for staging with staged homes nationally returning an average of 6% higher sales prices and 50% less time on the market. Back to Top

Home Staging Consultation

We conduct a thorough assessment of your property from the curb to the back yard property line and everything in between. We'll evaluate the home from the buyer's eyes with impressions on everything we see and smell during the evaluation (including photos where needed). We have an extensive checklist of what to review and will use it to provide you with a detailed list of items to address to maximize your homes chances of securing an offer. When you receive our report, you'll know exactly what needs to be removed and stored, cleaned, updated, repaired and painted (including specific color suggestions) before your home goes on the market.

$250 Includes two-hour maximum assessment with detailed report for homes up to 2,500 square feet. Homes exceeding 2,500 feet are priced at 10% of the homes square footage.

We also offer an abbreviated version of the Staging Consultation, which involves a complete walk-through of the interior and exterior of the home. We'll review with you your home's strengths and weaknesses and offer suggestions and recommendations you will need to prepare your home for sale. No report is prepared for this option and total time does not exceed 2 hours.

Basic Staging Package

We'll begin with the Staging Consultation and provide you with some homework to include items to put in storage, de-cluttering and painting where needed as well as any other cosmetic changes we see as a problem. After you've had an opportunity to take care of these prerequisites, we'll come back in and stage the primary areas of the home, including the entryway, kitchen, family room and master bedroom/bath and edit and depersonalize the rooms, rearrange your furniture and accessories and give them the model home look we're after. This will allow prospective buyers to easily imagine moving right in. Remember, you're selling a lifestyle, NOT your lifestyle.

Full Service Staging Package

In addition to everything included in the Basic Staging package, we'll handle the hiring and execution of everything on the "homework" list. We'll arrange for help for the storage of unused items, painters, de-cluttering, cleaning and repairs. We'll also stage the main areas of the property, including the entryway, kitchen, family room and master bedroom/bath. Basically, we'll do it all while you get on with your life.

$50 per hour. Estimate can be provided during consultation.

Full Furnishings & Accessories Package

This package addresses vacant homes, or homes without enough furnishings to properly stage all rooms. It is especially important to stage a vacant home as buyers rarely have the vision to imagine themselves living in an empty home. You don't need much furniture or many accessories to stage a home, just enough to define the space and allow the buyer's imagination to do the rest. Depending upon your budget, we can stage the entire home or focus only on the main areas.
